A tree survey in Hilton is required for planning applications affecting protected trees, for mortgage completions where the lender has flagged trees near the property, and for insurance assessments of subsidence risk.
Aberdeen City Council requires a BS5837 tree survey for any development that could affect trees on or next to the site. A Tree Preservation Order makes it an offence to cut, top, lop or uproot a protected tree without written consent.
When a valuation surveyor flags trees close to a property in Hilton, the lender withholds funds until a specialist tree report is supplied. Our reports are accepted by Halifax, Nationwide, Santander, Barclays, NatWest and HSBC.
Tree roots draw moisture from shrinkable clay soils and cause ground movement beneath foundations. Insurers request a tree condition report before offering or renewing cover on affected properties in Hilton. Each report identifies species, assesses root spread and sets out management recommendations.
Three tree survey types are available in Hilton: Tree Condition Reports for property owners, Mortgage Tree Reports required by lenders before completion, and BS5837 surveys for planning applications.
A Tree Condition Report assesses the health, structural integrity and remaining safe life of each tree, and sets out the management work required. Homeowners, landlords and insurers in Hilton request this report most often.
A Mortgage Tree Report is required when a lender identifies trees that could affect foundations or drainage. The report satisfies the requirements of every major UK lender.
A BS5837 survey categorises every tree on the site, calculates root protection areas and produces a tree constraints plan for the design team. Aberdeen City Council requires this survey for most applications involving trees.
A tree survey includes a site visit by a qualified arborist, an inspection of every tree in scope, species identification, a condition assessment, and a written report with clear recommendations and supporting photographs. Reports are delivered within 5 working days.
A tree survey in Hilton takes 7 to 10 working days from booking to report. The site visit itself takes 1 to 3 hours. Urgent inspections are available within 48 hours for mortgage deadlines and time-sensitive planning applications.
The cost of a tree survey in Hilton depends on the survey type, the number of trees in scope and the size of the site. Every quote is fixed and issued before the visit.
The fixed price covers the site visit, the full written report and any follow-up questions at no additional cost.
Every survey is carried out by a consultant qualified in arboriculture and covered by public liability and professional indemnity insurance. Reports are written to British Standard BS5837:2012 and accepted by Aberdeen City Council, lenders and insurers.
